Elation Property Management is hiring!

We are seeking a highly motivated and experienced Area Property Manager to join our team. The Area Property Manager will be responsible for overseeing the management and operations of multiple properties in and near the Casper, WY area. This role requires excellent communication and leadership skills, as well as a strong understanding of property management principles and local rental market dynamics. The successful candidate will ensure the optimal performance of each property, maintain high occupancy rates, and deliver exceptional customer service to both Residents and Employees.

Responsibilities:

• Oversee the on-site staff, assist with daily operations and management of multiple properties within the designated area, including maintenance, leasing, rent collection, and resident relations.
• Develop and/or execute property-specific business plans, budgets, and strategies to maximize revenue, minimize expenses, and achieve financial goals for each property.
• Conduct regular property inspections to ensure compliance with safety, health, and lease terms.
• Handle resident complaints, concerns and reply in a prompt and professional manner.
• Manage and negotiate vendor contracts, ensuring cost-efficiency and quality of services.
• Manage HR relations including timecard approvals and reporting.
• Hire, train, and supervise on-site property managers and staff to ensure optimal performance and adherence to company policies and procedures.
• Stay up-to-date with market trends, rental prices, and competition to make informed decisions and recommendations.

Qualifications:

• Bachelor's degree in Business, Real Estate Management, or a related field is preferred.
• Minimum of 3 years of experience in property management, with a proven track record of success.
• Strong knowledge of local rental market dynamics, regulations, and best practices.
• Excellent organizational and time management skills, with the ability to prioritize multiple tasks and meet deadlines.
• Exceptional communication and interpersonal skills, with the ability to effectively interact with tenants, property owners, and team members. 6. Proficient in property management software, specifically Yardi 7s, CRM Flexand Microsoft Office Suite.
• Competentfinancial acumen, with the ability to analyze property performance, budgets, and financial statements.
• Detail-oriented and able to ensure compliance with applicable laws, regulations, and safety codes.
• Proactive, self-motivated, and able to work independently as well as in a team.
• Valid driver's license and ability to travel to various property locations within the area.

Compensation:

• $63,800 annual salary
• Up to $15,000 annual bonus (paid quarterly)

Location:

This position will office out of the Sioux Falls, SD corporate location, but will involve travel to oversee properties in Brookings, Pierre, Yankton, and Mitchell.
